Property Description

An exceptional opportunity to develop a world-class estate on nearly 11 acres in Pacific Palisades, offering sweeping, uninterrupted views of the Pacific Ocean, the Santa Monica Mountains, and the lights of Santa Monica Bay. The largest and most significant land offering in the area, this property has had a single owner since the early 1970s. Adjacent to Santa Monica Mountains parklands, the site can accommodate an exclusive, trophy residence with expansive grounds. Bring your architect or realize the existing design. The sale includes a preliminary geological report and survey as well as a fully realized schematic design and plan set by Vitus Matare. Plans provide for the design of gated private driveway access from Enchanted Way. The proposed residence, located on a private promontory, is a composition that blends subtly with the landscape while taking full advantage of the site's incredible views. Accessed from a sweeping private drive, the residence cascades down a gentle slope. Ocean and mountains are dramatically showcased in every room with floor to ceiling glass. Seven generous bedrooms complement the stunning main living and entertaining areas, and there is a separate guest wing that accommodates a gym, spa, and a home theater, as well as ample office space. Outdoor amenities include a 50' infinity lap pool that links the house and terraced gardens sustainably planted with California's native species. An expansive motor court accommodating eight vehicles complements the enclosed parking garage for four additional vehicles. The current design is approximately 10,500 SF, and the site may offer the potential for a 20,000 SF residence, subject to buyer verification. This is an extremely rare opportunity to build an exclusive coastal retreat just minutes from iconic Sunset Boulevard, Santa Monica, and Malibu. Please arrange for access and a tour of the property with the listing agent, as the site is gated and locked.
